SOLICITATION FOR INTERESTED PARTIES

FOR THE LEASE OF BUILDING SPACE IN THE TERMINAL BUILDING, SUITE 101

ON THE SANTA MARIA PUBLIC AIRPORT

 

 

The Santa Maria Public Airport District (District) has taken possession of building space previously leased to the Transportation Security Administration.  The Transportation Security Administration has relocated its business on the Airport.  The Transportation Security Administration has released the buildings on the Santa Maria Public Airport District from further occupancy thereby permitting the District to take possession and enter into agreements for lease. 

 

The District is now soliciting proposals from interested parties for the Terminal Building Space, Suite 101, at the Santa Maria Public Airport.  Responses to this solicitation should include the length of lease desired, the proposed use for the building, the rent you agree to pay, and information that will allow the District to determine your financial ability to cover the lease payments.  Please note that responses lacking any or all of the foregoing or at a proposed rent below the minimum stated as outlined in the “Solicitation” may be rejected at the sole discretion of the District.  Additionally, please provide names and telephone numbers of individuals for references.

 

The District will evaluate all pertinent information and rank the responses.  The District reserves the right to contact any proposer for information, including a detailed interview, in order to determine which proposal(s) are in the best interest of the District.  To make this determination, the District will employ the criteria listed below (not necessarily listed in priority order) to evaluate the merits of each response, as well as other criteria that the District may determine to be relevant throughout the selection process.

 

  • Proposed uses of leasehold.

 

  • Number of employees to be employed at the leasehold.  Annual payroll for the last two years.

 

  • Proposed tenant funded improvements.

 

  • Proposed landlord funded improvements.

 

  • Reason for location on the Airport.

 

  • Financial strength and ability of proposer.

 

  • Proposed lease term.

 

  • Proposed rent.

 

  • Date of establishment of business.  Date current ownership acquired business.

 

  • Reputation for personal and professional integrity and competence.

 

  • Any other factors the District deems to be relevant.

 

The proposer rated highest by the District will be contacted for the purpose of entering into negotiations with the District for a possible written agreement.  There can be no assurance that such negotiations will result in a finalized agreement.  The District and the proposer will not be obligated in any way, unless and until a written agreement is entered into and executed by the parties.

 

If negotiations with the proposer first selected are not successful, negotiations may be initiated with the proposer given second preference.  This procedure may be continued with the other proposers in sequence of ranking selected by the District until a mutually satisfactory agreement has been negotiated.  The District reserves the right to reject any or all proposals, waive informalities in any proposal, and assumes no obligation in this solicitation.  The District reserves the right to negotiate with any proposer, or to change the procedure if District determines it is in District's best interest to do so.

Four copies of your proposal should be submitted to the Santa Maria Public Airport District, 3217 Terminal Drive, Santa Maria, California 93455 no later than 2:00 p.m. on June 30, 2008.
